You could repair the deteriorated areas, fill any surrounding cracks to prohibit water infiltration, then sealcoat and restripe to get back your original rich color.

We have patched and sealed our lot year after year, and it still has several holes after the winter months. It now has numerous patches, is irregular and bumpy.

Your lot may look presentable after it is sealed, but sealer does not last long on bad blacktop. We would recommend a complete 2” overlay of new blacktop. If only the high traffic areas (roadways) are in need of repaving, a cost-effective alternative would be to repave these areas, seal and restripe, providing a sound pavement with uniform appearance.

Our lot was sealcoated last year, is in good shape, but doesn’t have the real bright look like it did when it was first sealed.

Many times you may be able to just restripe your existing striping pattern to brighten your parking lot.

When our parking lot was repaved last year, it had a very appealing black finish, it is now grey.

Blacktop starts to oxidize as soon as it is installed. It will eventually turn into a lighter color. The most economical way to maintain the black color is to sealcoat.
